The Kortz Center Heist is a multi-stage art robbery released for Grand Theft Auto Online on July 14, 2026. Based out of a player-owned Mansion and its Art Studio, the heist sends players to scope the Kortz Center in Pacific Bluffs, identify valuable paintings, plan entry and escape routes, and steal artwork that can be sold or, when the target permits it, displayed.

The heist can be played solo or with up to four players.

Overview

The Kortz Center is one of Los Santos' leading art institutions. The heist revolves around stealing real paintings and replacing them with replicas produced inside the player's Art Studio.

In the live heist, the job includes:

  • Scoping out the Kortz Center without drawing attention.

  • Photographing paintings and identifying Primary and Secondary Targets.

  • Mapping possible entry and exit points.

  • Preparing equipment and technology inside the Mansion's Art Studio.

  • Completing the robbery solo or with a crew of up to four players.

  • Limiting witnesses and removing security footage to protect the stolen artwork's value.

  • Selling an eligible Primary Target or keeping it on display in the Art Studio.

The mandatory story target, La Dernière Débauche, must be sold. Its first sale after the weekly reset pays GTA$1,925,000; additional sales before the next reset use the buyer-fatigue value of GTA$481,250. We have not yet personally confirmed that La Dernière Débauche can return after the story run. Consumato, The Downfall of Rome, I, Fruit, I Hear Voices and Mi O Melee have appeared in later setups. We confirmed Consumato at GTA$308,000 and I Hear Voices at GTA$308,500 on additional Normal sales. Mi O Melee pays GTA$1,268,000 for the first Normal sale after the reset and GTA$317,000 on an additional sale. On Hard, The Downfall of Rome pays GTA$1,342,000 for the first sale after the weekly reset and GTA$335,500 on an additional sale. I, Fruit pays GTA$1,372,800 for the first sale after the reset and GTA$343,200 on an additional sale.

How to Start the Kortz Center Heist

To begin, you need to be in free roam and wait for a call from Raf. Once the call comes through, you can purchase the Art Studio expansion for your Mansion.

If you do not own a Mansion yet, you will need to buy one first from the Prix Luxury Real Estate website. Any of the three Mansions works, but Richman Villa is the most convenient option because it sits closest to the Kortz Center. The difference is minor and does not affect the heist itself, so do not overthink it if you already own another property.

Once the Art Studio is purchased, you will be asked to visit it at your Mansion. Doing so triggers a cutscene introducing Mr. Faber, Raf, and the counterfeiter who forges the replica paintings. After the cutscene, you gain access to the planning board.

You can enter the Art Studio in two ways:

  • Select "Art Studio" directly at the entrance of the Mansion.
  • Travel to Basement Level 2 of your Mansion.

The Kortz Center Heist can be hosted from any player-owned Mansion once its Art Studio expansion has been installed. Mansion and Art Studio ownership is only required for the host; other players can join without owning either.

Art Studio discounts and their requirements. Both can be applied together. With both discounts applied, the Art Studio comes down to GTA$2,700,000. With one, it is GTA$3,700,000.

The Art Studio

The Art Studio is the heist's planning base inside the Mansion. It brings in a forger who creates replica paintings to replace the real artwork taken from the Kortz Center and stores the equipment used for the finale. Eligible rotating Primary Targets can be displayed there instead of being sold; the mandatory story target cannot.

There are five required prep categories and five optional preps. The required work covers infiltration gear, weapons, a getaway vehicle, and vault equipment; optional work makes the finale easier or opens more loot.

How your other properties help

Some properties and Mansion upgrades make the finale easier, although they do not increase the painting's payout. The Mansion Armory adds a Mk II weapon to each loadout, while Bunker research can add compatible ammo and weapon upgrades. The Mansion Vehicle Workshop improves certain getaway vehicles, and Mansion Security staff can distract the police and reduce your Wanted level.

Owning an Agency, Darnell Bros Garment Factory or Terrorbyte gives you more time inside the vault. An Arcade with the Drone Station also gives you Nano Drones during the finale. Rockstar does not list the exact time increase or every vehicle improvement, so choose these for convenience rather than expecting a fixed cash increase. They do not change the Primary Target payout.

Tested Solo Routes

For a Normal run, choose between the Staff Entrance route with the Annihilator and the Skylight route with Tactical Equipment and the Manchez. The Staff route finished in 16:18 in our recorded run. The Skylight route finished in 15:13 and automatically disabled the awkward moving camera on the exhibition room’s ground floor.

Hard Mode uses different guards, hacks and escape restrictions. Our tested Alpha Mail route finished in 16:14. Our tested Sewer route used the Hazmat Suit and Manchez and finished in 14:59.

Payouts and Weekly Buyer Fatigue

The first Primary Target sale after the weekly reset receives the boosted value. Additional sales before the next reset use the lower buyer-fatigue value.

  • La Dernière Débauche, first sale after weekly reset: GTA$1,925,000.
  • La Dernière Débauche, additional sale before next reset: GTA$481,250.
  • Planning fee: a first setup started after the weekly reset is free. Additional setups cost GTA$100,000. If a paid setup carries over from before Thursday, the original fee remains spent and the painting receives the new week’s first-sale payout. The game does not refund the fee or charge it again.
  • Buyer’s Request bonus: GTA$50,000 on Normal or GTA$100,000 on Hard when every requested item is recovered.
  • Elite Challenge bonus: GTA$50,000 on Normal. Our completed solo Hard run paid GTA$100,000.
  • Scoped Secondary Target pool: approximately GTA$2,300,000–GTA$2,677,500 before bag and access limits. The weekly reset changes the Primary Target payout, while Secondary Target values depend on difficulty. Compare the item ranges and bag use in the Secondary Targets guide.

Our first Consumato run came after La Dernière Débauche had already used that week's boosted sale. Consumato therefore paid the regular Normal amount of GTA$308,000. With GTA$238,000 in Secondary Targets, a GTA$50,000 Buyer’s Request bonus, a GTA$5,000 Annihilator payment and a GTA$50,000 Elite Challenge bonus, the final take was GTA$651,000.

A separate Normal Skylight run sold I Hear Voices after that week’s boosted sale had already been used. It paid GTA$308,500 for the painting, GTA$266,000 in Secondary Targets, GTA$50,000 for the Buyer’s Request, GTA$10,000 as a Getaway Vehicle Payment and GTA$50,000 for the Elite Challenge. The result-screen take was GTA$684,500, or GTA$584,500 after the GTA$100,000 setup fee.

We completed Mi O Melee on Normal as the first Primary Target sale after the weekly reset. The painting paid GTA$1,268,000, and GTA$319,994 in Secondary Targets produced a GTA$1,587,994 final take. The Buyer’s Request was not completed and the Elite Challenge bonus was not earned. Before the reset, the same setup showed Mi O Melee at GTA$317,000.

We also completed The Downfall of Rome on Hard as the first sale after Thursday's reset. It paid GTA$1,342,000 for the Primary Target, GTA$267,000 in Secondary Targets, GTA$100,000 for the Buyer’s Request and GTA$100,000 for the Elite Challenge, for a GTA$1,809,000 final take. The Manchez Scout C paid no Getaway Vehicle Payment on that run. A later Normal Manchez run paid GTA$10,000, so the payment is variable and should not be treated as a fixed vehicle bonus.

We later completed I, Fruit on Hard through the Sewer Entrance as the first sale after the reset. It paid GTA$1,372,800 for the Primary Target, GTA$223,638 in Secondary Targets, GTA$100,000 for the Buyer's Request and GTA$100,000 for the Elite Challenge, for a GTA$1,796,438 final take. The result screen showed no Getaway Vehicle Payment. Before the reset, the same paid setup showed I, Fruit at GTA$343,200. The GTA$100,000 planning fee remained spent, and the game did not charge it again when the target value changed.

La Dernière Débauche must be sold. After the story target, some rotating paintings can be displayed instead of sold. Their payouts will be added when reliable figures are available. The full secondary pool is not a guaranteed take: each player has one bag, and Crisp Gallery (Exhibit Level 2) requires at least two players. If a requested item appears there, a solo player cannot finish the buyer's list on that run.

Elite Challenge

A Normal-difficulty Elite run must meet all four conditions:

  • Finish in under 17 minutes.
  • Lose less than GTA$15,000 in loot value.
  • Finish with over 90% shooting accuracy.
  • Collect every item on the buyer's request list.

Artwork, Security, and Selling

Avoiding witnesses and removing security footage helps protect the artwork's sale value. If you lose value during the escape, enter the amount lost in the calculator.

Fine Art Collector Rewards

The Fine Art Collector program ended on July 13, 2026. Players who earned its Elitist reward can still use the GTA$1,000,000 Art Studio discount, but the reward is no longer available to unlock.

The Kortz Center Heist was released on July 14, 2026 for PlayStation 5, PlayStation 4, Xbox Series X|S, Xbox One, and PC.
