A Safehouse in the Hills is one of the biggest quality-of-life updates GTA Online has received in years, introducing long-requested buyable mansions, a small expansion to the game's story with the return of Michael De Santa, and a brand new mission series involving Avi Schwartzman and a suspicious self-driving taxi company. This guide breaks down everything in the update, from prices and upgrades to features, buffs, and how the new missions tie together.
How to buy a Mansion?
Mansions can be purchased through the Prix Luxury Real Estate app on your in-game phone. There are three properties available at launch, and you can own all three at the same time. Unlike Apartments, Offices, or MC Clubhouses, mansions exist as their own category and don't replace anything you currently own.
There are no specific rank or mission requirements to purchase one. If you have the money, you can buy one as soon as you log in.
All Mansion Locations and Prices
There are currently three Mansions available for purchase in GTA Online, and they are as follows:
The Tongva Estate - $11,500,000
The Tongva Estate is located in the Tongva Hills and overlooks the vineyards and ocean in the distance. This is the cheapest mansion that players can purchase, but it is still massive in scale. This is an iconic mansion since it was once owned by Devin Weston.
Vinewood Residency - $12,200,000
This mansion is located right across from the Vinewood sign and overlooks the city. It isn’t as secluded as the Tongva Estate mansion, but it’s also not overly accessible to the general public. Its position allows players to quickly access the northern half of Los Santos.
Richman Villa - $12,800,000
The Richman Villa is the most expensive of the three mansions, and it is located in the wealthiest neighborhood in Los Santos.
Interior Styles, Patterns & Tints
Each mansion supports a full interior customization system. This includes:
Interior Tint
- Cream
- Mint
- Lavender
- Salmon
The default tint (Cream) is always free, and purchasing a different one costs $100,000.
Interior Pattern
- Palms
- Floral
- Lipstick
- Tiles
- Zebras
- Pebbles
The default pattern (Palms) is free, and changing to a different one costs $245,000.
Interior Styles
- Los Santos Loft (Free, but $399,500 if changing back to this after purchasing a different style)
- San Andreas Coastal ($497,500)
- Vinewood Regency ($612,500)
Additional Rooms
Each mansion supports several optional add-on rooms, and they are as follows:
The Armory
The Armory costs $720,000. It adds a Mk II upgrade bench, some weapon racks, and a variety of weapon stocks.
Arcade Room
The Arcade Room costs $950,000 and allows players to add any owned arcade machine inside this room.
Car Podium
The Car Podium costs $650,000 and allows players to display their favorite vehicle on a podium inside their mansion.
Vehicle Workshop
The Vehicle Workshop costs $880,000 and adds a full vehicle modification bay. It also gives GTA+ members the ability to access upgrades from Benny's Original Motor Works, Hao's Special Works, Drift Tuning, and Missile Lock-On Jammer upgrades directly from this workshop.
Security Team
The mansion security upgrade is one of the most important upgrades in this DLC. Security Teams can be added to any mansion for $1,750,000. They patrol the grounds and handle all security-related functions.
But the most important benefit of owning the security upgrade is how it helps in PvP business raids. If you only have the mansion’s security team purchased, your business raids will become less frequent, but they won’t be fully removed. However, if you also own the security upgrade at your businesses along with the mansion security, raids will be completely eliminated, as both systems stack.
Another good thing is that the security upgrade at the mansion only needs to be purchased once. After that, it applies to all other mansions that you purchase in the future.
Mansion Features & Amenities
AI Concierge
Your mansion also includes a fully voiced AI assistant that can help players with a number of tasks and services. There are three different voices players can choose from for free: Angel (a seductive female voice), Halivand (a formal and sophisticated male voice), and OG (a gangster-style voice). The AI Concierge can help players with the following:
- Fast travel to any of the owned properties. This becomes even better if players own all three mansions, as it will give access to fast travel from two more locations (two more mansions).
- Apply business production boosts. You can only apply a production boost to one business every 24 hours in real time.
- Exit the mansion using a luxury vehicle, personal vehicle, or a helicopter.
- Host mansion parties (public or invite-only session).
You can access all of these services by interacting with any of the AI Concierge tablets located on the walls inside and around your mansion.
Gym & Yoga Buffs
The mansion also includes gym equipment and yoga mats. Players can use them to gain different buffs, such as:
- Yoga: Doing a yoga routine provides a temporary speed boost, allowing your character to run and swim faster. It will also improve character's mental state.
- Gym & Weightlifting: Lifting weights increases your character's strength and stamina, contributing to overall stat growth. It also provides a temporary damage boost and damage resistance.
Note that these buffs last for one in-game day (48 minutes in real life), after which you’ll need to redo the activities for the effects to apply again.
Pets
Players can purchase one cat and one dog in total, and both pets are shared across all mansions. Each pet costs $15,000, regardless of breed or color, and they can be renamed at any time. Players can interact with their pets by petting them, and the pets will appear in different locations around the mansion depending on the time of day.
Trophy & Display Areas
Inside the mansion, you’ll find trophy cabinets, wall displays, and plaques where you can show off different awards and career milestones. As you complete more content and finish new challenges, these spaces can be slowly filled up, turning the mansion into a visual timeline of your GTA Online journey instead of just another safehouse.
It's a small touch, but it really sells the idea that this is where your character ends up after years of heists, grinding, and gives that "end-game" feeling.
Private Salon & Tattoo Chair
Each mansion also comes with its own personal grooming setup. You get:
- A salon/barber area where you can change your hairstyle, facial hair, and makeup
- A tattoo chair where you can swap or remove tattoos
It works just like the barber shops and tattoo parlors in the city, except you never have to leave home. If you're the type who likes adjusting your character's look between heists, having both services right inside your mansion is a surprisingly nice quality-of-life upgrade.
Private Helipad
Every mansion comes with rooftop helicopter access and includes a Volatus for quick entry and exit. It's one of the fastest ways to travel between distant properties.
Car Garage
Each mansion has:
- A 20 car garage.
- A main entrance drive-up space.
- Indoor podium (if you've purchased it for $650,000).
Mansion Vault Room
Each mansion includes a physical money vault showing your current wallet and bank balance. It's mostly a visual feature, but adds to the feeling of owning a proper endgame property.
KnoWay Out Missions
This is a new set of contact missions given to players by Avi Schwartzman, where you team up with him to take down the new KnoWay driverless taxi network. The structure is similar to the Cluckin’ Bell Farm Raid: four main missions that act as the "prep" phase, followed by a finale.
You can start these missions by accepting a call from Avi while you're in free roam. After that, an "A" icon will appear on your map, leading you to a ringing payphone. Answer the call there to begin the mission chain.
You can complete every mission solo or with up to 4 players. After each mission, another yellow "A" icon will appear somewhere else. Travel to it to begin the next.

You earn between $31,000 and $35,000 for each of the first four missions. The finale pays $525,000, with an additional $100,000 for completing the elite challenge, bringing the total to $625,000.
Home Sweet Home
Once you own a mansion and complete all the KnoWay Out missions, Avi will eventually call you and send you into Home Sweet Home, a mansion-defense mission featuring Michael De Santa. It's a straightforward mission where you team up with Michael to fend off mercenaries. This mission sets the stage for future DLC, with Mr. Faber assumed to be the main antagonist and Michael positioned as our partner against him.

Note that this mission won't appear unless you’ve completed all five KnoWay Out missions and own at least one of the three mansions. It may take a little time to trigger, but you need to be in free roam. Eventually, you’ll get a call from Avi, and once that happens, you can accept the mission directly from your phone.
After completing the mission once, you can replay it anytime from your Jobs list.
