You only need a Mansion and Art Studio to host the Kortz Center Heist. Every property and Mansion upgrade below is optional: they can add vault time, provide stronger weapons, support an easier escape, reduce the Wanted level, or unlock Nano Drones during the finale. None increases the Primary Target payout.
If you are buying solely for this heist, the best package is the cheapest Agency plus the GTA$720,000 Mansion Armory. That is an additional GTA$2.73 million after the required Mansion and Art Studio. Existing owners may already receive some of the benefits below without another property purchase.

Mansion Upgrades
These are bought through your Mansion's renovation options, the same place you purchase the Art Studio.
Mansion Armory
The Mansion Armory adds a Mk II weapon to every heist loadout. On the Street loadout, it supplies a Pump Shotgun Mk II that can down fully armoured guards in a single torso shot, reducing the pressure on stealth and helping protect the Elite Challenge accuracy condition.
You must already own an Agency before you can add the Mansion Armory. The GTA$720,000 Armory is therefore not a standalone purchase: it is additional spending after the Mansion and Art Studio required for hosting, and it is paired with an Agency that also grants the non-stacking vault-time benefit.
Mansion Vehicle Workshop
If you purchase the Mansion Vehicle Workshop upgrade, your Manchez and Armored Caracara get a performance upgrade during the Kortz Center Heist finale. If you own an Armored Kuruma, it also gets the same buffs as the Armored Caracara.
The Manchez bikes get a noticeable top speed and acceleration upgrade, while the Armored Caracara gets an ECU tune and a transmission boost, allowing it to reach top speed much quicker.
Mansion Security
Mansion Security distracts the police during your escape. It also reduces the initial Wanted level from four stars to three.
This is the Mansion's most expensive upgrade, and its value depends on how often the surface escape causes problems. It is more useful on Hard Mode, where the sewer and train tunnels are blocked and you must lose the police on the streets.
Existing Businesses That Help
Players who already own these businesses receive their Kortz Center benefits without purchasing another property.
Bunker
A Bunker does not automatically unlock every weapon improvement. The Mansion Armory must first supply the Mk II weapon, and only compatible Bunker upgrades for which the relevant research has been completed can improve it.
These upgrades build on the Armory rather than replacing it. Do not buy a Bunker solely for this benefit. It adds nothing to the finale loadout unless you also own the Mansion Armory and have completed compatible research.
Agency, Garment Factory, or Terrorbyte
An Agency, Darnell Bros. Garment Factory or Terrorbyte slows the thermal sensor and gives you more time to steal the Primary Target painting and any secondary paintings in the vault. This is especially useful during a solo run.
These three benefits do not stack. Owning all three gives you the same vault time as owning one, so there is no reason to buy extras solely for this heist.
If you already own a Nightclub, the Terrorbyte is the lowest-priced individual item at GTA$1,375,000. From scratch, however, that figure excludes the required Nightclub. The Darnell Bros. Garment Factory is the cheaper self-contained purchase, while an Agency is the more useful Kortz investment because it also unlocks the Mansion Armory.

Arcade Drone Station
If you own an Arcade and its Drone Station, you can use Nano Drones during the Kortz Center Heist finale to stun guards or disable security cameras. The GTA$1.46 million price excludes the Arcade required to install it, so it is not worth purchasing solely for this finale.

What's Actually Worth Buying?
Existing owners receive these benefits without another property purchase. The buying decision matters only when you are spending specifically for this heist.
For most players, the best value is the Agency plus Mansion Armory. This adds the Mk II loadout and the non-stacking vault-time benefit for a minimum of GTA$2.73 million. That is additional spending after you already own the Mansion and required Art Studio, not the complete cost of entering the heist.
None of the other properties is worth buying solely for the Kortz Center Heist. No upgrade removes the laser-room challenge or guarantees stealth. Buy the Agency and Armory if you want the most useful combination, treat businesses you already own as bonuses, and choose anything else only when its wider GTA Online content is also valuable to you.
